A custom inground pool in the Austin metro and Central Texas runs $85,000 to $155,000 for most homeowners in 2026, with a typical average around $115,000. Smaller, simpler builds start near $74,000. Luxury projects with premium finishes, spas, and water features pass $200,000.

That range is wide because no two backyards cost the same to build in. Below is what goes into the number, how the main pool types compare, and the financing options that let you spread the cost into monthly payments.

Above-ground pools sit in a different category entirely, from about $1,500 for a basic DIY setup to $15,000 for a large installed aluminum pool.

WHAT DRIVES THE PRICE IN CENTRAL TEXAS SPECIFICALLY

Three local factors push pricing here more than they do in much of the country.

Soil and bedrock. Williamson County and Bell County sit on limestone bedrock and expansive clay. With most builders, hitting rock or difficult soil mid-dig means a change order and a surprise charge, often several thousand dollars. Poolology handles it differently: we read the soil conditions when we put your quote together, and if we get that read wrong, we absorb the difference. No change order comes back to you for rock or soil. Clay still matters for backfill and drainage, and planning for it upfront is what keeps a pool shell from shifting years down the road.

Pool size and depth. Bigger and deeper means more excavation, more gunite or a larger fiberglass shell, longer plumbing runs, and larger equipment. Size is the single biggest lever you control on price.

Features and finishes. Spas, tanning ledges, water features, LED lighting, automation, and premium interior finishes each add cost. A clean rectangular pool with concrete decking lands at the bottom of the range. A freeform pool with travertine decking, lighting, and a spillover spa lands near the top.

Two more line items most homeowners forget:
Permits: roughly $500 to $1,000 in the Austin area
Decking and landscaping: $5,000 to $15,000 depending on material and scope

FIBERGLASS VS GUNITE VS VINYL: HOW THE THREE COMPARE

The material you choose sets your price floor, your timeline, and your long-term upkeep.
TYPE
TYPICAL CENTRAL TX COST
BUILD TIME
NOTES
Fiberglass
$85,000 – $155,000
2 – 4 weeks
Pre-molded shell, fast install, smooth surface that resists algae and keeps chemical costs down
Gunite / concrete
$125,000 – $230,000
8 – 16 weeks
Fully custom shape and size, premium and durable, longest build, periodic resurfacing over its life
Vinyl liner
$60,000 – $115,000
Varies
Lower upfront cost, liner replacement every 5 to 10 years
Add two to six weeks for permit approval before construction starts, and in peak season a reputable builder may book six to twelve months out. If you want water by next summer, start the conversation in fall or winter.

THE COST AFTER THE BUILD

A pool is a long-term asset, and it carries running costs worth planning for.
  • Routine maintenance: about $1,200 to $1,800 a year for chemicals, cleaning, and minor upkeep
  • Equipment lifespan: pumps last 8 to 12 years, filters get cleaned monthly and replaced every 1 to 5 years, saltwater cells run 3 to 7 years
  • Resurfacing: gunite finishes are redone every 8 to 20 years depending on the finish
On the other side of the ledger, an inground pool adds roughly 5 to 8 percent to a home’s value in Texas markets where pools are expected, and homes with pools tend to sell faster in the warm months. The value lift is most reliable in neighborhoods where pools are already common.

HOW TO FINANCE A POOL

A “pool loan” is not its own product. In practice you are using one of a few financing types to cover the build. Here are the four that pool buyers actually use, with where each one fits.

Personal loan

An unsecured loan repaid in fixed monthly installments. No home equity required and no appraisal, so funding can land in
as little as a day. Rates start around 7.2 percent for well-qualified borrowers, terms usually run 10 to 20 years and can
extend to 30, and amounts reach up to $250,000. That long term and high cap come from pool-specific lending partners,
which is why a personal loan covers a full custom build here, not just a small project.

Best when: you want to start fast, you do not have much home equity, or you like your current mortgage rate and do not
want to touch it.

Home equity loan

A second mortgage that gives you a lump sum at a fixed rate, secured by your home. You can typically borrow up to 80 to 90 percent of your home’s value minus what you still owe. Rates are lower than personal loans because the home is collateral, terms can run up to 30 years, and the interest may be tax deductible when the funds substantially improve the home. Expect closing costs and an appraisal fee of $300 to $500, and about a month to close.

Best when: you have real equity, know your exact budget, and want the lowest fixed rate..

HELOC

A revolving line of credit against your home equity. You draw what you need during a draw period of around 10 years, then repay over a longer term. Rates are variable, so monthly payments can move.

Best when: your project runs in phases (pool now, outdoor kitchen later) or the final cost is still uncertain.

Cash-out refinance

You replace your existing mortgage with a larger one and take the difference in cash. This works best when current mortgage rates are at or below your existing rate. Closing costs run 2 to 5 percent of the loan, and it can raise your monthly payment.

Best when: you need a larger amount and the rate math works in your favor.

Yes. Most pool buyers use a personal loan, a home equity loan or HELOC, or a cash-out refinance. The right choice depends on your home equity, credit, budget, and how soon you want to start.
